LE SUNSET Le Sunset at La Balise Marina will offer to residents and tourists a unique, high quality resort experience and will include: - A reception area to welcome La Balise Marina's residents and rental-pool guests on arrival and for check-in - An information and tour operator's desk where guests can obtain information on and make reservations for activities on offer at La Balise Marina - A gourmet restaurant extending onto a large deck overlooking the Sunset's Marina. The deck will cater for additional seats in a very casual and relaxed atmosphere - A top-of-the-range lounge and bar - A large infinity pool extending in front of the restaurant and surrounded by a sandy beach - A gym and spa - A kids' club and kids' play area. Construction will start in early 2012 and will be opened in December 2012. MARINA MANAGEMENT You love your yacht or boat and take good care of it. The moorings at La Balise Marina are built to international standards and have electrical points. Marina Management is responsive and knowledgeable. Minor repairs to your craft can be undertaken and your petrol and diesel supplies are on site. The management team is on hand to sort out the hassles associated with boating. RENTAL POOL The legal framework obliges IRS developers to take responsibility for the orderly management of the rental pool and obliges any residential rental in an IRS scheme to be undertaken by the developer or a Management Company designated by it. HOME OWNERS ASSOCIATION The Home Owners' Association (HOA) will be created by the developer for the purpose of managing the estate. The common area property ownership will be transferred to the HOA. The HOA will be a non-profit organisation, governed by the applicable laws of Mauritius. The HOA may, on an annual basis, contract a management company to maintain the common areas and collect the applicable levies.
